Could not resist John and Matthew....here is what I would do to improve the score for rivermist plan 1-

Clean up the front entry.  Bring the wall from the bedroom to the stair.  In that wall put the entry closet and entrance to the room there.  This would allow us to make the bath bigger.  For the kitchen I would place it where the nook is- a smaller U.  The kitchen sink would be on the outside back wall with a window.  The stove I would bring to an eat in island and the refrigerator would be at the end near the garage.  The garage entry would be moved to the present pantry space and I would place a closet in that area.   The pantry would shift to where the refrigerator is.  Upstairs I would just shrink that master bath and closet space.</description>

&lt;b&gt;Comment:&lt;/b&gt; Hello!  Again we have a development with no site plan on the internet so orientation cannot be determined.  And it is in a suburban type area and car dependent.  

Good about this plan:  This plan has very few windows to the sideyard which is nice.  All rooms have a window to the front or back.  I feel organization and circulation are decent.  The front bedroom could be a nice study.  Not so good.  Supersized master bath and the first floor is not big enough for all the pieces.  The kitchen has issues.  1.  The island is in the middle of the triangle from stove to refridgerator.  2.  The island - I swear it is at least 4 by 4 foot- overkill.  3.  Sink is not on outer wall with a window but on a peninsula to the great room.   Entry in front is TOO big for the home with much wasted space and the one from the garage has no closet or definition.  Garage is just too big though it does not over dominate the front of the home.

&lt;b&gt;Comment:&lt;/b&gt; This is a sprawling bungalow with lots of wasted space. I don’t know which way it is oriented so I gave it a zero. The front entry is very formal but the back entry is only a hallway. This deserves a zero. There is a lot of circulation space – another zero. The two living spaces are okay but do we really need two spaces that are so big and right beside each other? The formal dining room is okay and so is the nook. The kitchen is supersized with a double island that makes working very difficult. The master bedroom is also supersized with a sitting area that only looks to a side yard. The master bathroom is beyond supersized. It is ridiculous and the walk in closet seems like a waste of space. Too much floor area for the amount of hanging space. Also, why is it located in the front of the house? The other bedrooms are bathrooms are okay. Finally, why oh why do we need four garages that face each other around the entry. Coming to the front door of this house is going to feel like you are in a parking garage.

Even though I really despise the Baroque curved staircase and rotunda entrance, I was generous for the entry point as well: the front entry has a closet and is connected to the back entry (the closet is shared between the two). The laundry is the only really well designed space (though it could have been even better with a window). All in all, a house plan to avoid.

&lt;b&gt;Comment:&lt;/b&gt; The walkscore here was 71/100. The Organization seems fine on the first floor, but then I saw the second floor and, oh no - it gets wacky up there. The master bathroom is really bad. In living, I&#039;m not sure about the competing fireplace and tv, either of which put the furniture orientation at opposition to the view outdoors. It has what could be a very very nice courtyard space right in the middle of its footprint, and yet wastes the opportunity by making that space basically for the master bedroom only. Wait a minute--M.A.M is right! Something is wrong the web form. My submission has no Project information or Slow Home score. I actually tried to submit a house about 2 hours ago and was kicked out of the setting I was in and then the current setting came up. However,when I clicked on the new &quot;Add A House&quot; icon the Slow Home Test form was actually under other icons on the right side of the screen. I could not see any text I tried to write that was &quot;covered&quot; by the right-hand pictoral icons. HELP!</description>

Did not like dining room location-felt disconnected from main living area of house and adjacent to &quot;busy&quot; hallway.

When I first started doing this test I thought this house was going to score well(Walkability score 91), unfortunately once you enter the house everything falls apart.

For the price this house seems quite reasonable and with a few adjustments to room size and position I think this house could do well.</description>

Molly K - Thanks for the feedback - I laughed myself when I watched the playback! The space by the front door on this plan was actually labelled as &quot;Dining&quot; on the marketing brochure - believe it or not! The area opposite the kitchen was labelled as &quot;Nook&quot;. You can see how the marketing information falsely labels the spaces and really calls into question the skill of the so called &quot;designer&quot; who drafted the plans. Your point about the golf cart is a good one - I would take it one step further and then say there should only be one small parking space for a solar powered golf cart to get around the neighborhood and ditch the other two car garage all together. Same development as my last posting.  Here is not a walkable area but site plan has this model on various lots. 

Organization.  This house is wider on the front then the side.  The placement of the bedrooms - only one looks to the more quiet backyard with the remaining looking to the side. The kitchen placement is too far from the dining room and there is no window in it.  Circulation. Basically there is one hallway in the center of the home next to the stair.  Feels efficient (I am choosing to ignore that space between the family and dining).  Entry.  We see closets!  But they failed off the garage to define it from the nook- another NO.  Outdoors.  This home has a patio in front and back that look to hold some chairs.  The kitchen could have a window but they decided against it.  Plenty of cabinets BUT the work triangle has a island in the middle of it- disrupting movement from the stove to Refridge.  I am giving them a NO.  Two dining areas.  The dining room is not too big and nice view to the back. The garage entry door is at the nook.  Being 14 wide and the loss of 3 feet is OK.  So I will say Yes.  Bedrooms.  The sizes are adequate and the closets reasonable.  Weird wall space in bedroom 4 with that bath.  Speaking of bath the master takes up much footage and the tub sits almost in the center!  I scored the loft as a study.  I love these spaces being on the second floor as it is more quiet up there.  The window is fantastic though not the view.  The laundry I have to laugh- going on the cheap here.  If you take the builder upgrades you get a sink and upper cabinets which I think make it a nice room.  The issue with the garage is the door placement.  If it faced to the street or to the sideyard then it would be fine.</description>
