Sorry about the first entry with nothing–I hit the wrong key.
    O.k.–John and Matthew,
Thank you for the best laugh I’ve had on a Monday morning in a LONG time. Wow, what a home design. I do have a question…How did you determine the purpose of each space on the first floor? I know many designs will label the function of each area, i.e., ‘Dining’,'Nook’. I truly can’t imaging anyone making the front entrance into a dining area. Also, I don’t know about you BUT there IS a home in a neighborhood near me that has a small garage dedicated to their golfcart. I saw it with my own eyes…so that little garage in your plan may be just for that purpose. The idea of a golfcart for transportation is not so far-fetched, especially if the carts use a solar panel on the roof. Depending on traffic/congestion in urbans areas a golfcart could be a smart alternative to a car. Something to consider when pondering renewable energy and reducing air polution.
Enough about that I’m off to hunt LA homes >2500 sq. ft.!

What to say? See the floorplan for yourself.
The only reason I gave the parking a point was that given the size of the house, the garage (three cars in all) does not dominate the front facade, is laid out ok (enough room on each side), and the third car spot could be a good place for storage if you didn’t have a third car.
Also, the entries had enough space, and were connected together, but there wasn’t a closet in sight.

Comment: This weeks plan- I could not imagine what they were thinking in that kitchen! And if we look at the renderings I bet they do not even have 42″ uppers in there! Oh- the test you fellows are using have POINTS and the one we are performing in the web based test is Yes or NO. You may want to change it to match.

Here we are North of LA- Way north. Walk of 12 so if you like to take long walks then you are in business! We have a site plan that shows what lots have what plan but I did not see the North ARROWS. So you can get an orient you want if you purchase first! This home is the narrow and long type so you walk alot to get from one place to another in the home. The front living is nice but the family room has an issue with door to the garage so NO. The kitchen I like but not the nook- there is no room for a decent table. The dining room is nice sized with no traffic but dining overall has to be NO. Entries are not defined well or have a closet. Garage is on back side which is nice but it is too large for two cars. baths are jack and jill upstairs. I do not mind these – not sure your thoughts. That master bedroom seems a little large so NO. Laundry you can work in and is reasonable size. Overall Not a place I would want to live in.

Overall the layout of this house is not bad, as long as there were enough people in the house to utilize the space.

I’m not sure I like the first floor laundry in such a large house when all of the main bedrooms are on the top floor.

Same development as my last posting. Here is not a walkable area but site plan has this model on various lots.

Organization. This house is wider on the front then the side. The placement of the bedrooms – only one looks to the more quiet backyard with the remaining looking to the side. The kitchen placement is too far from the dining room and there is no window in it. Circulation. Basically there is one hallway in the center of the home next to the stair. Feels efficient (I am choosing to ignore that space between the family and dining). Entry. We see closets! But they failed off the garage to define it from the nook- another NO. Outdoors. This home has a patio in front and back that look to hold some chairs. The kitchen could have a window but they decided against it. Plenty of cabinets BUT the work triangle has a island in the middle of it- disrupting movement from the stove to Refridge. I am giving them a NO. Two dining areas. The dining room is not too big and nice view to the back. The garage entry door is at the nook. Being 14 wide and the loss of 3 feet is OK. So I will say Yes. Bedrooms. The sizes are adequate and the closets reasonable. Weird wall space in bedroom 4 with that bath. Speaking of bath the master takes up much footage and the tub sits almost in the center! I scored the loft as a study. I love these spaces being on the second floor as it is more quiet up there. The window is fantastic though not the view. The laundry I have to laugh- going on the cheap here. If you take the builder upgrades you get a sink and upper cabinets which I think make it a nice room. The issue with the garage is the door placement. If it faced to the street or to the sideyard then it would be fine.

    - Walkscore of 46
    - no information on lot orientation
    - entry into “foyer” – actually the living/dining room (not defined space)
    - living spaces are connected to exterior; however, angled fireplace in great room makes for a difficult furniture grouping (especially given that entrance to great room is tight against the niche)
    - considreing bedroom 5 (on nmain floor) as the study

Molly K – Thanks for the feedback – I laughed myself when I watched the playback! The space by the front door on this plan was actually labelled as “Dining” on the marketing brochure – believe it or not! The area opposite the kitchen was labelled as “Nook”. You can see how the marketing information falsely labels the spaces and really calls into question the skill of the so called “designer” who drafted the plans. Your point about the golf cart is a good one – I would take it one step further and then say there should only be one small parking space for a solar powered golf cart to get around the neighborhood and ditch the other two car garage all together. That would be really Slow!

  • Wayne

When I first started doing this test I thought this house was going to score well(Walkability score 91), unfortunately once you enter the house everything falls apart.

For the price this house seems quite reasonable and with a few adjustments to room size and position I think this house could do well.

Slow Home Test score of 12.
    Walkscore of 89/100
1-story floorplan forced the use of more hallways to create privacy.
Did not like dining room location-felt disconnected from main living area of house and adjacent to “busy” hallway.
Bedrooms seemed reasonably sized though closets slightly small.
Liked addition of sink in laundry even with terrible door swing.
Obscenely large garage taking up most of view of house front.

  • Jodi J

    - Walkscore rating of 12
    - no information on lot availability/orientation
    - hallways bisect adjacent rooms but do interfere with furniture groupings
    - master bathroom has quite a bit of wasted floor space

Wait a minute–M.A.M is right! Something is wrong the web form. My submission has no Project information or Slow Home score. I actually tried to submit a house about 2 hours ago and was kicked out of the setting I was in and then the current setting came up. However, when I clicked on the new “Add A House” icon the Slow Home Test form was actually under other icons on the right side of the screen. I could not see any text I tried to write that was “covered” by the right-hand pictoral icons. HELP!

I really dislike the layout of bedroom number 2 in this plan. I’m not sure about the position of the closet. It would be nice to have more natural light in that bedroom even if it came from the side between the houses.

This house is confused. It has what could be a very very nice courtyard space right in the middle of its footprint, and yet wastes the opportunity by making that space basically for the master bedroom only. Imagine if that courtyard was better connected to the kitchen or the living room! I assumed that the parlour would actually be used as a study, in which case it makes a decent place to open a book.

This house is not too bad on the main floor. The side front entry is interesting because it creates a living space across the front. The defined front entry between the formal living and dining space is effective. I don’t really like formal living and dining rooms but if they are important to you this house would be good. The back family room, kitchen and nook are well organized and seem to work well. I like the back entry and pantry. The upper floor is a different matter. The master bathroom is really awful and the closet is a big waste of space. Too big a floor area for the amount of hanging space. The loft is a bit wasteful and I am worried about the two bedrooms that face into the side yards.

Very different scoring from the last one. The side entry on this house could be good because it leaves the front of the house for a living space but there is no defined entry. I think this means that the front living room will feel awkward. The back of the house feels like an apartment. It is cramped and you have to walk through the kitchen and around the table to get to the back living space. The master bath is supersized but doesn’t have enough vanity space. The second floor is better but there doesn’t seem to be enough room for two sinks in the family bath.

Comment: The walkscore here was 71/100. The Organization seems fine on the first floor, but then I saw the second floor and, oh no – it gets wacky up there. The master bathroom is really bad. In living, I’m not sure about the competing fireplace and tv, either of which put the furniture orientation at opposition to the view outdoors. Overall, some parts are ok, others are really unforgivable – too bad since the high walkscore is hard to come by for these giant houses.

There are two living spaces – the front one won’t get used. The kitchen is good but the dining room is too enclosed and the so called nook is either too small or superfluous. The second bathroom is too small and the master is too big.

Comment: walkscore squeaked in the location point – 51/100. Orientation was not indicated, the rooms don’t look like they’re taking advantage of natural light. Entries are ok. Circulation undermines the dining room, creates wasted space. Family room is good, living room formal but ok location. Kitchen is good except for weird pantry location. Dining space is sideyarded and right next to the entry – the nook would most likely be the only ‘dining’ space used. Bedrooms 2 and 3 get the sideyard treatment to make room for the master bedroom and its corner fireplace. Really really bad master bath. Why does every bedroom need an ensuite bathroom??? Study is not accounted for, and even if you used the living room at the front as a study, it’d suffer from being too open to the entry and front hall to be a good quiet, private space. Overall, moderately fast, escaping fast by that generous walkscore.

Comment: Walkscore 42/100. I could have been meaner, but I wasn’t. The kitchen has a bad fridge placement, but I think it can be overlooked. Even though I really despise the Baroque curved staircase and rotunda entrance, I was generous for the entry point as well: the front entry has a closet and is connected to the back entry (the closet is shared between the two). The laundry is the only really well designed space (though it could have been even better with a window). All in all, a house plan to avoid.

Comment: This is a sprawling bungalow with lots of wasted space. I don’t know which way it is oriented so I gave it a zero. The front entry is very formal but the back entry is only a hallway. This deserves a zero. There is a lot of circulation space – another zero. The two living spaces are okay but do we really need two spaces that are so big and right beside each other? The formal dining room is okay and so is the nook. The kitchen is supersized with a double island that makes working very difficult. The master bedroom is also supersized with a sitting area that only looks to a side yard. The master bathroom is beyond supersized. It is ridiculous and the walk in closet seems like a waste of space. Too much floor area for the amount of hanging space. Also, why is it located in the front of the house? The other bedrooms are bathrooms are okay. Finally, why oh why do we need four garages that face each other around the entry. Coming to the front door of this house is going to feel like you are in a parking garage.

Comment: walkscore 8/100. Overall proportions seem to respond to light. I was generous on the entry point. Took ‘super family room’ option + bonus room. Wasted space due to proportions of both. Kitchen has a really bad fridge and cooktop location. Pantry is marooned. Bed 3 is sideyard view only. Wasted space in the master. Comment: Hello! Again we have a development with no site plan on the internet so orientation cannot be determined. And it is in a suburban type area and car dependent.

Good about this plan: This plan has very few windows to the sideyard which is nice. All rooms have a window to the front or back. I feel organization and circulation are decent. The front bedroom could be a nice study. Not so good. Supersized master bath and the first floor is not big enough for all the pieces. The kitchen has issues. 1. The island is in the middle of the triangle from stove to refridgerator. 2. The island – I swear it is at least 4 by 4 foot- overkill. 3. Sink is not on outer wall with a window but on a peninsula to the great room. Entry in front is TOO big for the home with much wasted space and the one from the garage has no closet or definition. Garage is just too big though it does not over dominate the front of the home.

Could not resist John and Matthew….here is what I would do to improve the score for rivermist plan 1-

Clean up the front entry. Bring the wall from the bedroom to the stair. In that wall put the entry closet and entrance to the room there. This would allow us to make the bath bigger. For the kitchen I would place it where the nook is- a smaller U. The kitchen sink would be on the outside back wall with a window. The stove I would bring to an eat in island and the refrigerator would be at the end near the garage. The garage entry would be moved to the present pantry space and I would place a closet in that area. The pantry would shift to where the refrigerator is. Upstairs I would just shrink that master bath and closet space.

Comment: Walk score of 55, but didn’t give the point. I don’t think anything below 60 is worth it.
It seems the bathroom for the master bedroom is miles away!

Comment: Walk score of 91 – there was no specific address to this new development, this score may be inaccurate.
The entry into kitchen/ dining room is very poor.

Thanks for the suggested changes to the rivermist house. I agree, it can be hard to resist changing things around when you see some of these plans.

Thanks again for all of your hard work.
