    An incredible number of posts yesterday. Thank you for your enthusiasm.

    At the end of the day there was an interesting, and important, discussion that Molly K raised regarding the scoring for the study. With all of the posts yesterday I thought it would be easier for everyone if I just copied the 3 comments into today’s section:

    Have been watching the results from other floorplans and am not comfortable with the inconsistency of the Study category. If one assumes the 2nd bedroom will be occupied then there is no Study and the score in the Study category should technically be ‘0′. In some plans the so-called 2nd bedroom doesn’t function well as a bedroom but could work better as a Study. So the scorer takes liberties with the scoring system and places a ‘1′ in the Study category. If you don’t maintain consistency within each category the results of the test really don’t hold much merit. I think the issue of the Study category needs a resolution–a clearer definition/list of criteria to help maintain more accurate scoring.

    Molly K, – Thanks for the comments regarding the study question on the Slow Home Test…….very interesting. I agree that it needs to have some more clarity – the way that I have been thinking about this category is whether or not a “study” or “den” is called out and labeled as a specific space in the plan, as many condos are marketed as one bedroom plus study or two bedrooms plus study. If it is designed as a two bedroom unit, then I would evaluate the two rooms as bedrooms and not one as a bedroom and one as a study – even if that is a potential use. I would be curious to hear what the rest of the group thinks about this question so we can refine and clarify this category.

    Hi community and Matthew RE the study question. I admit it is just easy to evaluate those things that are actually designated in the floorplan. And if they are not a part of the plan you default to YES.
    Why? This test needs to cover homes and apartments of various size and age. We may find there is no designated study area, laundry appliances, parking, or outdoor living space. If we apply a zero or NO does that mean they are required for a home to be slow? I am thinking no. An older home may have no office or built in desk but they may have great flow in a compact space. A downtown condo next to the subway they should not need a car (and hey lessens the carbon footprint!). In the section about improvements to the property (I assume you will cover reno to achieve slowness) – advocate that the reader consider creating these spaces by reno or reorganizing the present space.
    John I thank you for responding earlier. As for appropriateness.. considering the audience is more lay people right? Some education may be in order for them to apply such a framework.

    I agree that the issue needs clarification but it will still remain interpretive. I take Mid America Mom’s point that we should not penalize a house for not having a study. Perhaps we should think of this as a point that you don’t earn but lose. In other words, the default is yes unless the study is clearly designated on the plan and is very badly done.

    I also agree with Matthew that if the plan says 2 bedrooms it should be evaluated as 2 bedrooms and not a bedroom and a study. This allows us to account for falsely labeled spaces that are included to make the house easier to sell than live in

    I noticed that several people were having some trouble posting yesterday. Apparently the problem arises when the software “notices” a number of posts from one ip address in a short period of time. It labels them as spam and puts them in a queue for our webmaster to check.     An excerpt about scoring:

    “Your Walk Score is a number between 0 and 100. Here are general guidelines for interpreting your score:

    * 90–100 = Walkers’ Paradise: Most errands can be accomplished on foot and many people get by without owning a car.
    * 70–89 = Very Walkable: It’s possible to get by without owning a car.
    * 50–69 = Somewhat Walkable: Some stores and amenities are within walking distance, but many everyday trips still require a bike, public transportation, or car.
    * 25–49 = Car-Dependent: Only a few destinations are within easy walking range. For most errands, driving or public transportation is a must.
    * 0–24 = Car-Dependent (Driving Only): Virtually no neighborhood destinations within walking range. You can walk from your house to your car!”

    We should agree on a minimum score required to get the location points. I am going to suggest anything over 50. Or am I being too generous.

    One of the problems with the bedroom and study categories as they apply to lofts is that most are marketed as ‘flex’ space. The buyer/owner can make this space into whatever he/she requires. To me, this is just real estate spin to justify selling an empty box, reduces build cost and makes design irrelevant.

    I cannot help but feel that the Slow Home Test is overrating these spaces. It is easy to get location and orientation points for a total of 6 and with a couple of points here and there the minimum score seems to be around 10.

    Is it just me or does Unit 1B at The View Wilshire Tower remind you of the apartment Ryan Bingham (George Clooney) called home in Up In The Air.

    Terri – on the website for 10 Palms skip the intro and click on Units displayed in the far left menu.

    At 10 Palms the oreintation is primarily south and it has a ground floor location fronting Franklin – likley point deductions there…

    A great analogy. That had to be one of the saddest places in the history of film.

    In terms of overrating these spaces, I understand your point about it being relatively easy to get a score of 10 when one adds in location and orientation. However, my sense is that as we move into the other categories of housing (particularly single family which will most probably be out in the deep suburbs), and perhaps into other cities – the location and orientation points are not going to be as readily achievable.

    Thinking about this I think it makes sense. A dense (or denser) multi-family redevelopment project in an established community is inherently slower right off the bat than a new single family home and should rate higher on the Test even with some serious internal problems.

    Hi everybody.

    I pointed out the http://www.walkscore.com site a few days ago and at first it seems to be really useful.

    However I think some care has to be taken in using it. The location of franchises predominate and local businesses are sometimes not noted. This limitation is more obvious in small towns. In large cities like Los Angeles it seems to work well. For the most part it is a fascinating tool for evaluating location.

    On the study question, I think it’s probably fair to give the room a 1, when there’s no labelled study. My plan yesterday was a loft space that I think was marketed as one-bedroom (though maybe they didn’t actually say…). But it had an open-ended unlabelled room at one end of a long, narrow space with the bedroom itself at the opposite end. This 2nd space could be guest room or study (like BradW’s Unit 5, Cherokee) but as a study I gave a 0 because it was adjacent and open to the living area.

    similar to Breanna’s post, a historic building restored in 2006 with bathrooms and kitchens that seem to cling to the walls leaving bulk spaces to occupy the rest of the plan. I wonder if anyone has seen a good example of a historic building that’s been re-purposed?

    Walk score- I like the 70 plus range. BUT I think it is important that there is access to a grocery/market or restaurant of some kind nearby.
    Note that the walk score is only for US markets (I think they say 40) so IF we go to another country we will have to do some more leg work for this locale.

    As for the unit postings.

    I see Brad posted the ritz property. I know someone did that yesterday as I wanted to do same. It is hard to follow what someone else has posted due to length. IS there something else we can do there?

    then before the weekend we were told 1000 sq feet but then no mention yesterday or today’s post on that. So is there a limit?

    I am not sure I have anything left to find. I’m not finding hardly any 2 beds in this market that are new construction and that limit.

    MidMo – I did not realize the RC was posted yesterday and you make a good point about having some way of knowing what has been reviewed. Having said that, another set of eyes on a unit does not hurt. For RC Unit A, JohnK gave it a 16 and I gave it a 19 – we differed on orientation and outdoor space – the truth is probably closer to 16 as I was in an uncharacteristically generous mood this morning. I also posted RC Unit N which I could not find fault with other than price – if I had 1.5 million I could find many nice houses in LA I would rather have but for the right buyer the RC offers a great lifestyle.

    Although not part of the test, affordability is always in the back of my mind. I know I can find great places to live anywhere given enough cash. But finding something which offers value in a reasonable location and decent configuration is much more difficult.

    You asked if anyone found any well-designed refurbished buildings, and I’d have to say that the lofts at Hollywood and Vine (org. 1929) seems to be pretty good. I gave my example yesterday only 16 but on second thought, it could have been closer to 18, as it does have a good view. Anyway, if you’re interested take a look at theloftsathollywoodandvine.com

    Discounting repeated buildings, I peg our total count at 56 so far…

    Thanks for all the input to my “Study” dilemma from yesterday. Based on information from Matthew I plan to score rooms labeled “Bed” in the Bedroom category, not Study category. And given Mid Mo’s observation (which I found compelling) I will not penalize a plan if it does not have a separate area that could be used as a “Study”. I will use a default score of 1 in those cases. Perhaps looking at the test from this angle will help others to score the Study category with more confidence.

This could be a nice opportunity to open discussion on applying the criteria or to reinforce criteria ideas or further clarify or compact points in those sections in the archived material (the checklist chapter material PDF’s specifically (( and to reassure the community I have read them all and still reference from time to time)).

    LAUNDRY: 1 placement not ideal, but typical for HR condominium/ 1 / 1/ 0 as it is in the entry and circulation space. You would walk into the basket of laundry – no where to hang or fold. This is around 1000 sq feet- give me a break condo developer and designer – you can make it work with that much space. Easy to do here. Get rid of the half bath and put it in there.

    Thanks for responding. Wish I had that kind of cash. I would head over to that azzurra property I was so trying to post yesterday and go for the two story one bath unit- http://www.azzurra-delrey.com/AzzurraProperty.aspx?pid=171. I think I fell in love with that building.

    I like N at the ritz. I really like that entry with the smaller opening to the living space. But I think that kitchen needs one less appliance and more counter (though maybe they think they have to have separate oven since so expensive a place) and that door to the master is huge problem for me. You have to go through the living to get to that room. In the master you could not put a tv in there unless you are willing to turn yourself in bed to watch. I would not give them the circulation point.

    Sorry I haven’t the time to post any plans so far but I have been following the best that I can.

    About the STUDY issue, if you live close to a library is the space warranted? Maybe a smaller footprint by utilizing services and facilities close to home, not just work and shopping, can impact on the score. What did we do before the internet?

    One point I raised some time ago was about LAUNDRY. Does each unit really have to have a separate laundry space. Convenient yes, but that adds to the infrastructure costs. I’m not sure of a suitable ratio but instead of 6 washers and dryers for let’s say 40 units we have 40 sets adding more cost but less floor space per unit.

    By not building a common laundry or similar spaces the builder may be able to incorporate a few more units to sell.

    I suppose by creating self-enclosed havens (laundry, internet, television and other entertainment) we somewhat reduce the Community Score.

    With your evaluation of unit 301 of Arroyo did you give orientation a zero because you couldn’t tell? It seems that’s what everyone is doing. In the case of this unit, though, with that covered terrace, the orientation is probably pretty good, even if it’s west, so I guess I would err with a 3. Of course, if it turns out to be mostly north, that 19 might be too generous.

    Back to my favorite property to another unit (my third for this property). This one has better orientation and a balcony.

    This unit is literally at an inner corner of the building.

    LOCATION: 3 great location

    ORIENTATION: 3 I think east here and balcony is above the unit.

    ORGANIZATION: Just hate the pile up at the top of the unit (that NON dining area).

    CIRCULATION: You go right through the dining room to get into living or bedroom. Doors on top of one another in the bath from entry to closet.

    ENTRY: 0

    LIVING: 0 the view is the thing in these units and this window seems to small and I think should be centered.

    OUTDOOR LIVING: 1

    KITCHEN: 1. As long as the ref. doors do not knock into the stove.

    DINING: 0 No way we can get a table into the dining area due to circulation.

    BEDROOMS: 0. Weird wall configurations and the window is tucked into a corner.

    BATHROOMS: 0 The toilet is behind two swinging doors (just can see someone getting hit in the knee. What an awful view from the bedroom of it.

    LAUNDRY: 0 Again the closet with no workspace and in a circulation pattern.

    Thanks MAM (Mid American Mom), I think SUNSETFIVE represents the Slow Home ideal fairly well.

    BTW, I see I forgot to total my SUNSETFIVE submission. It is 19. The entry could be better and is easily be fixed. One other comment, since both bathrooms in the unit are ensuites no public access exists and no bathrooms are on the 2nd floor you might deduct a point. Personally, I do not mind the more private bathroom locations.

    Sorry for the delay in responding to your questions from this morning.

    In terms of the walkability score I tried it on my home in Calgary and it worked just fine so I think we should be okay for this version of the Slow Home Project. I am going to bring up the question of what minimum score should earn the location point on Friday and I will mention your vote for 70. I also agree wholeheartedly with your comment that one should have a grocery store in proximity and not just a lot of fast food restaurants (as JimX also mentioned).

    We are going to be reviewing all of the submissions on Wednesday and collating the results. I am not too concerned about there being slight variations in the scoring. However, if there is a bigger discrepancy it will be flagged and reviewed. We are going to be putting the data into a more accessible format as well and hopefully we can avoid the duplication when we have that, and the new web form version of the test in place later next week.

    BTW, thank you for all of your hard work over the past two days. Your enthusiasm is overwhelming and very much appreciated.

    A thoughtful comment about the necessity of the study and laundry. I agree that it is a matter for interpretation and appropriateness. If the size, type, and price of the unit creates the expectation of inhouse laundry or a study then they should be there to earn the point. If the expectation is not there then the points can be earned with their absence. Your broader take on the subject is important to keep in mind.

    I know I am reaching but I found an over 55 community. I have visited a few of these types of communities and hey- some are not that bad. I have seen retail growing around developments like these and they seem to be quite walk friendly.

    This is a condo development in Redondo Beach – town SW of LA and South of the airport. Residence 2 at 870 sq feet

    LOCATION: 3 (walk is 87. the grocery, library, transit, drugstore are so close to the development)

    ORIENTATION: 0 as we do not know where this unit is in the building. (but the balcony does have shading)

    ORGANIZATION: 0 I like that living is on one side of unit and bath and master and laundry on the other. BUT not the angle in the dining area.

    CIRCULATION: 0 due to the dining room.

    ENTRY: 1

    LIVING: 1 I like the size.

    OUTDOOR LIVING: 1

    KITCHEN: 1

    DINING: 0 weird shape what do you do with a table?

    I have definitely been impressed with all of the entries. Way too many for me to keep up with!

    Re the walk score. If your job is in an LA suburb, your walkscores will be lower than if your job is in Manhattan. I guess I am saying that the walk scores will be different based on different cities, and so maybe a hard number across cities is not really reasonable.

    I am also not sure about the size of some of the units I’ve seen. It seems unfair to compare a 1400sqft/2BR/2bath condo with an 800sqft/1BR/1bath loft, though, of course, either could be fast or slow.

    I am definitely looking forward to the short list where I hope we can compare in some detail.

    Comment to the community. Most of these units are narrow.

    I currently live in a 2 bed apartment around 600 sq feet. Yes it does need to be bigger but only by 50 or 60 sq feet. It amazes me that new developments here in LA- not conversions- have a hard time fitting one bed in 900.

    I can tell from these plans, and my experience in this unit, that John advocating a that a home should be wider then long – can do wonders for slowness.

    In regard to the post Mid America Mom made about the “study” in the Type A 1 Bedroom plan of the Ritz-Carlton at L.A. Live, I wasn’t suggesting that doors be provided so that it could be turned into a room. I agree that would indeed feel claustrophobic. Rather, it is an odd, incongruous, little space that might benefit from being closed up behind doors when not in use. Imagine it fitted out with custom millwork behind a millwork feature wall and integral doors…it becomes a surprising little feature instead of an open closet space.

    I stand corrected on the outdoor space. I failed to take into account the extensive common amenities provided in the project.
