    Good morning everyone and welcome to the first day of the Slow Home Project.

    Here are my first two posts. As you can see, I ranked them both as very slow homes.

    I suggest using these posts can be used as a guide when adding your own floor plans.

    Tip 1
    I found it most helpful to drill down to the webpage that contains the floor plans and post that URL instead of the main page so that others can find the relevant plan without spending too much time. In some cases this isn’t possible because the site uses flash graphics.

    Tip 2
    I fthink it is helpful to type in the name of the project AND the unit number or plan number you are analyzing at the top of the post in order to eliminate any uncertainty as to which plan you are reviewing.

    Tip 3
    Although I didn’t add any additional comments to my test results feel free to comment on any of the individual questions or as a summary comment at the bottom.

    Tip 4
    If you need to refresh your memory about the details of the performance criteria for each question or what the total score indicates, download a pdf of the complete test from the link on the right hand side of the site.

    Tip 5
    I don’t think it is necessary to review all the plans in a multi family project. I analyzed two floor plans from the Soho Square project because they seemed representative. My suggestion is that 3 plans for any one project would be a maximum.

    You will also note that the dashboard does not automatically update every time a post is made. We have to update the figures and the graph manually and will do so during each day.

    I apologize for the inelegance of the interface for completing the slow home test online. We are working on a web app version of the test that will be much better.

    I had difficulty judging the Organization, Living and Dining because of the large pillars, somehow awkwardly separating the spaces. I think one (living or dining) could be placed close to, or as central focus to windows.

    Consider also that the condo is one of very few that qualifies for the LEED platinum certification and has many innovative green features.

    RE: The Roosevelt – Unit 1211

    Thanks for the post and congratulations on being the first (other than myself).

    In terms of orientation I would rate this unit a 3. I looked at the overall floor plan for the 12th floor of the building and although it doesn’t have a north arrow, I am going to say that it is safe to assume that it is following the typical convention of north being up. This means that the unit faces north. However, because of its location in the corner of the building almost any orientation would be acceptable because of shading from the rest of the building.

    In terms of organization, I agree that the columns are a challenge. However, I could also see how they define two spaces – one for living and one for dining. If this was a new building I would rate it as 0 because the columns created some awkward spaces. As a renovation of an old building I think it is quite good – my rank would be 2 for organization and 1 for living. I would also say 1 for outdoor living. As it is an historic building I think it is not appropriate to insist on an outside living space.

    Given all of this, I would suggest a test score of 18 for this unit.

    Thank you for posting this analysis and adding in your questions about certain issues. This may develop into an effective working method for the project.

    Good find. It is a very well designed unit. I agree about the second bedroom. This will certainly make it onto the short list.

    You are right – fate would arrange for context and services to be relevant for the first time today. My sense is that these kinds of issues will be useful to consider when we have to make the more difficult final selection of the slowest home out of the shortlist.

    The rating for outdoor living and study can be interpreted depending on appropriateness. In this case the unit is in an older refurbished building. In this case it isn’t really an option to have an outdoor space so I would give them the point. In terms of the study, for a unit this size I don’t think I would it is necessary so I would give them the point.

    I struggled with determining the score for the bedrooms and bathrooms, as bedroom 2 seems small and would have an awkward layout, and even though the master bath is large it still feels crowded with the private areas for each function.

    I would give this unit a 0 for orientation because of the amount of glass that faces west. The master bedroom is a little small in comparison to the bedroom on the south east corner and the circulation in that room is a bit convoluted. Otherwise, however, a nicely designed plan.

    The South Luma penthouse is nice but I think the entry directly into the dinning space could be better. Also, at 2700+ sq ft isn’t it a little large for consideration here. I thought units should be in the 1000 sq ft range. Anyway it looks like a nice building…

    I thought that this one was really bad. I know this is supposed to be a loft and all, but if you put a bed in that space there is no way whatsoever you can also fit a sofa. I guess you’re supposed to either have a pull out or you eat pizza in bed. And those columns? I guess living in Marina Del Rey means that you don’t spend a lot of time in your rather expensive ‘loft’ apartment…

    Oh.. I just noticed that this particular unit (308) is located directly next to the elevator shaft (if I’m reading the plan correctly). In fact, the shaft is mere inches away from where the head of the bed would be. Bad news!

    With out the optional island there is no separation between the kitchen and the living room. This is also the case for the bedroom, with out the optional bedroom wall the bedroom is really just a bulge off of the path into the living area. It is amazing that this unit is being sold as a 1.5 bedroom, when there isn’t even one separate bedroom. The balcony is purely symbolic with only enough space for one chair. The den is not a separate space but rather a corner of the living room. The bathroom layout is not space efficient.

    The building elevations are dramatic. This is the smallest unit in the building at 1200+ sqft. As a one bedroom it is very nice but ultimately a few design mis-steps prevent this unit from reaching its full potential.

    What I have noticed in my travels around the LA real estate market is that it still ain’t cheap. No problem spending 500K+ on a condo. And that is basically for an open box in a reasonable location. I find it hard to believe there is much of a market at these prices and heaven help you when it comes time to sell.

    Although there is a closet at the entry I didn’t like the door coming right into the kitchen area. Kitchen is small and isolated from living space;plus, traffic pattern from Kitchen to Dining could be dangerous if someone opens the front door as you’re carrying food to the table.

    I noticed several plans made use of a pocketdoor. I know a pocketdoor puts addition cost into a project but it is minimal when you consider that the additional wall space gained is invaluable. I say “Hooray” for the pocketdoor!!! Let’s have more.

    Have been watching the results from other floorplans and am not comfortable with the inconsistency of the Study category. If one assumes the 2nd bedroom will be occupied then there is no Study and the score in the Study category should technically be ’0′. In some plans the so-called 2nd bedroom doesn’t function well as a bedroom but could work better as a Study. So the scorer takes liberties with the scoring system and places a ’1′ in the Study category. If you don’t maintain consistency within each category the results of the test really don’t hold much merit. I think the issue of the Study category needs a resolution–a clearer definition/list of criteria to help maintain more accurate scoring.

    Wow! How great is all the work that everyone has done. What is a bit scary though is how many fast apartments there are out there and how people must be expected to buy them !!

    As well, even on some of the good ones there is no chance at all for cross ventilation. Call me crazy but that’s pretty high on my must have list. Don’t get me wrong I have no problem in living in an apartment and in fact did so for 6 years. It was above a shop and had a front balcony overlooking the street facing north (that’s a good thing in Australia) and the back door facing south so even though it was a bit deep you could always get a breeze through.

    If I was looking to buy an apartment I would do my best to find a through apartment. I haven’t looked at all the plans here but it seems that this would be pretty hard to find in LA.

    Thanks for the comments regarding the study question on the Slow Home Test…….very interesting. I agree that it needs to have some more clarity – the way that I have been thinking about this category is whether or not a “study” or “den” is called out and labeled as a specific space in the plan, as many condos are marketed as one bedroom plus study or two bedrooms plus study. If it is designed as a two bedroom unit, then I would evaluate the two rooms as bedrooms and not one as a bedroom and one as a study – even if that is a potential use. I would be curious to hear what the rest of the group thinks about this question so we can refine and clarify this category.

    Hi community and Matthew RE the study question. I admit it is just easy to evaluate those things that are actually designated in the floorplan. And if they are not a part of the plan you default to YES.

    Why? This test needs to cover homes and apartments of various size and age. We may find there is no designated study area, laundry appliances, parking, or outdoor living space. If we apply a zero or NO does that mean they are required for a home to be slow? I am thinking no. An older home may have no office or built in desk but they may have great flow in a compact space. A downtown condo next to the subway they should not need a car (and hey lessens the carbon footprint!). In the section about improvements to the property (I assume you will cover reno to achieve slowness) – advocate that the reader consider creating these spaces by reno or reorganizing the present space.

    John I thank you for responding earlier. As for appropriateness.. considering the audience is more lay people right? Some education may be in order for them to apply such a framework.

    DINING: 0 – again, as the circulation path from entry runs directly through the designated dining space, there is no room for table placement, other than directly against the wall. Too long and narrow. Direct view into kitchen.

    BEDROOMS: 0 – no windows in wither bedroom. No closet in 2nd bedroom. Proportions are good, however, and conducive to bed placement.

    BATHROOMS: 0 – scaling of main bathroom is clearly wrong (drawing much too small, especially when in comparison to en suite). Extremely tight for space. En suite vanity is extraneous(space could be better shifted to dining area). Door swinging into tub/toilet in wrong direction (should be right-swing to avoid hitting toilet.

    LAUNDRY: 0 – N/A

    PARKING: 1 – exterior parking.

    TOTAL: 7 – Moderately Fast. Clearly there are a number of issues with this floor plan, including a noticeable discrepancy of scale between the two bathrooms. What’s drawn is likely not what exists in reality.

    Renegotiation of walls within the unit would allow for some of the extraneous living room and en suite space to be reassigned to spaces in which it’s desperately required: especially the kitchen, dining room and main bathroom.

    Circulation (especially within the dining space) is a major concern. The dining room becomes a corridor and cannot stand as a space on its own.

    Short of its reasonable organization and the three-points garnered for its central location, this unit does not have much to offer.

This requires that the dining room furniture be shifted down and living room furniture shifted upwards to allow for clearance for appropriate traffic flow. In clearing this space, one opens up a rather wide corridor of wasted floor space between the dining and living room.

    ENTRY: 1 – Although small, the entry space is relatively well defined by the accessible coat closet and the 2nd bedroom’s entrance wall. It affords guests moderate room to enter the space.

    LIVING: 1 – Fireplace serves as focal point; however angled location suggests difficulty with furniture arrangement. Decent access to exterior living space. The patio doors provide a strong connection to the outside living space.

    OUTDOOR LIVING: 1 – Although small, the space does afford enough room for a small table and chairs. The projection of the space provides for a view on all three sides.

    KITCHEN: 0 – Small with limited floor space. No apparent upper cabinets. No dishwasher shown. Storage is at a minimum as the base cabinet storage is reduced by sink plumbing, range and fridge. One positive, the bar-height counter height does afford some privacy in the kitchen from the dining room. The kitchen is also offset enough so as t prevent occupants in the living room from seeing directly into the space.

    DINING: 0 – again, as the circulation path from entry runs directly between the living and dining room, the placement of a table and chairs is pushed to the back wall. The overall dimensions of this space are tight and could accommodate only a small table. The elevated counter height would also box in the space.

    BEDROOMS: 1 – both bedrooms are a good size and afford for easy furniture placement. Both have large windows to the exterior.

    BATHROOMS: 0 – The main bathroom is a reasonable size; however, the swing of the door should be reversed. The floor space in behind the door is also wasted at the moment. In addition, there appears to be some wasted space at the end of the tub. Although the en suite is relatively well proportioned, the placement of the toilet centered in the doorless opening is of a major concern because it does not afford occupants any privacy.

    PARKING: 1 – exterior parking.

    BATHROOMS: 1 – both appear decently laid out. Bathroom 1 does appear to have some wasted space in front of the toilet. Had the washroom dimensions been kept the same as bathroom 2 (a smaller vanity with a banjo top) more space could have been allocated from the washroom to the dining room where it’s desperately needed.

    STUDY: 0 – N/A

    LAUNDRY: 0 – adjacent to kitchen and dining space (no private location). Small closet, no room for storage or workspace. Conflicts with access to kitchen.

    PARKING: 1 – exterior parking

    TOTAL: 5 – Fast. This unit has very little right and a number of fundamental issues wrong with space layout, specifically related to awkward walls and space allocation. Circulation is a primary concern. More than half the score earned by the unit are related to its central location and proximity to amenities.
